Firstly the budget was more than we expected, even with our builder friends, it was too high for a small house. Also dealing with all the people that have to be involved with the construction of the house is scary, then you hand the money to them you do not know if they will build the house according to you expectation.
But we were lucky to find Uniplan.

I visited the factory in Armidale and I was impressed. I could see that it was a serious company with good workers on their team. The attention and customer service was great, and dealing with the council approval was done through them, the delivery of the building was according with what we planned. I did not have to worry about anything after my wife and I decided what we wanted in the house.
The workers that they sent to my place were respectful and polite, and any time I needed to contact the office managers, they were there ready to help me with my enquiries. They came to check the house to see little defects and fix then immediately, and the best thing it was that we saved around $40,000 dollars on our initial estimated.
